footage, and complexity of the property. A few guidelines:
- Condominiums are less than townhomes and single
family residences
- Other specialty inspections and environmental tests
(septic, water quality and quantity, radon, solar,
lead based paint etc.) are additional charges
- Commercial property is individually priced

make a decision based only on price, please take a minute
to read about the 2 most common misconception in our
industry:
1) All home inspection companies are alike.
2) So the company that offers the lowest price
is the company I should hire.
Point #1: In most cases, the company that offers
the cheapest price is new to the business, or cant
sustain a constant flow of referrals (e.g., from real
estate agents), or doesnt really know what their
costs are. Any one of these should be a red flag as
youre evaluating inspection firms. If you are
only concerned about one or two items you can probably
have a specialist come out and look at it for less than
a full inspection. You can even have a friend or relative
look at it and give you their expert advice.
Point #2: A one-man operation can charge less
because he has less overhead. This may be true, but
many homeowners have learned that the low price they
pay for a one-man operation also means there is less
standing behind that man. If you have ever hired a sole
operator, you too may have experienced the problem of
getting back in touch with him if there was a problem
or you had a question or you needed a reinspection.
Also many one-man operations do not have the ability
to take care of all the inspections that you may need.
You then have to make the effort to contact someone
else.
Since the home inspection
industry in Colorado is not regulated or licensed, there
are no barriers to entry. However, many dont make
enough money to survive and go out of business within
a year. Easy come; easy go. The old adage you
get what you pay for applies more often than not
to the home inspection industry.
