Inspection Fees

Whether you are just starting to get familiar with the home inspection industry or have about completed your research, you’ve probably discovered that fees vary wildly between home inspection firms. We routinely survey our competitors and know that some firms charge more for their inspections than we do; others charge less.

Our pricing is primarily based on the age, square footage, and complexity of the property. A few guidelines:

  • Condominiums are less than townhomes and single family residences

  • Other specialty inspections and environmental tests (septic, water quality and quantity, radon, solar, lead based paint etc.) are additional charges

  • Commercial property is individually priced

We work very hard to earn your trust and respect. Please contact our office with your property information to get a no obligation quote. You will find that our pricing is fair and competitive. If you prefer, contact a few other firms, then call us. We will meet or beat any realistic quote. And don’t forget about our money back satisfaction guarantee!

“I was very satisfied with the service you and your company provided. Your company was sensitive to my needs, you personally arrived early, worked hard the entire time I was there, were very thorough, professional, and your report is very customer friendly. Your service exceeded my expectations. You have renewed my faith (at least temporarily) in professionals that provide a quality job for a fair price -- nice job and thanks.”

Mick T. Littleton CO

Still not sure? Before you make a decision based only on price, please take a minute to read about the 2 most common misconception in our industry:

1) All home inspection companies are alike.

2) So the company that offers the lowest price is the company I should hire.

Point #1: In most cases, the company that offers the cheapest price is new to the business, or can’t sustain a constant flow of referrals (e.g., from real estate agents), or doesn’t really know what their costs are. Any one of these should be a red flag as you’re evaluating inspection firms. If you are only concerned about one or two items you can probably have a specialist come out and look at it for less than a full inspection. You can even have a friend or relative look at it and give you their expert advice.

Point #2: A one-man operation can charge less because he has less overhead. This may be true, but many homeowners have learned that the low price they pay for a one-man operation also means there is less standing behind that man. If you have ever hired a sole operator, you too may have experienced the problem of getting back in touch with him if there was a problem or you had a question or you needed a reinspection. Also many one-man operations do not have the ability to take care of all the inspections that you may need. You then have to make the effort to contact someone else.

Since the home inspection industry in Colorado is not regulated or licensed, there are no barriers to entry. However, many don’t make enough money to survive and go out of business within a year. Easy come; easy go. The old adage “you get what you pay for” applies more often than not to the home inspection industry.

“We had Tiger inspect our new home before we closed. The resulting punch list was then reviewed with the builder to document the items that needed to be completed.

The pictures and detailed comments gave us a lot of leverage in resolving those issues.

The value we received from the inspection was worth many times its cost.”

John C. Laguna Beach CA

“I am very impressed with your thoroughness and professionalism.

I did not expect the level of detail that you provided and felt much more 'at ease' being an out of town buyer.

I would recommend your services in the future to any homebuyer.

I was especially pleased that you could make recommendations for the work that needed to be done.

Thank you.”

Lori O. Thornton CO

“This is the third time that I have used Tiger and I’ve worked with a different inspector each time.

Dean was great, as have been the others.

Feel free to give out my name as a reference any time.

Carol P. Salida

“We used Tiger a couple of years ago when we bought our first house.

We had such a great experience that they were the only inspection company we called when we were ready to buy a new place.

We didn’t have an agent and the property we were buying was For Sale by Owner.

Consequently, we needed some guidance through the process.

Tiger’s customer service staff was very helpful and efficiently made all the arrangements for us.

Once again, we were very pleased.”

Brigit S., Denver

“I am a real estate agent in another state and work with home inspectors all the time.

This was one of the most thorough yet objective reports I have ever seen.

Since I was unable to attend the inspection, the pictures contained within the report gave me a visual perspective to go along with the comments.”
